Townhomes and condos (most often) come with Homeowners Association dues, which are an added monthly expense to the homeowner.

However, this added monthly expense can be partially offset by the “Studs-In” insurance policy the homeowner will likely carry on their home. As opposed to more comprehensive coverage the owner of a single family home would have on their home, a studs-in policy covers everything on the interior of the home, but not the exterior of the home. In the case of only a studs-in policy being required, the HOA’s master insurance policy will cover the exterior of the home. Because of this, homeowners insurance for a townhome will be signficantly less than homeowners insurance for a single family home where the policy covers both the interior AND the exterior of a home.

Obviously the cost of insurance for a townhome varies. In my experience, I’ve seen a studs-in policy cost less than $40 a month, while a policy for more comprehensive coverage (exterior and interior insurance) will surely cost at least $100-200/month or more depending on the size and age of the home.

Again, this low cost insurance is ONLY avialable in the cases where a home is a part of an HOA that covers exterior insurance, which not all do. Master insurance policies for HOA’s that oversee single family homes surely won’t cover homeowner’s exterior isurance. For attached townhomes and condo’s it can vary. To find out whether or not a HOA’s master insurance policy covers exterior insurance, chat with your insurance agent or your real estate agent, they’ll be able to track down the HOA’s master policy. Luckily for homebuyers in Des Moines, there are PLENTY of townhome developments where the homeowners exterior insurance is covered by the HOA.

Blue Tape Day with Drake Homes!

Excited for our buyers to call this place HOME!

This step, also known as the warranty walk-through, is when the builder explains the warranty process and home features. In addition, it's the opportunity for buyers to go through the home and make sure there aren't any blemishes or things needing touched up. If there are, we mark with blue tape! Then the builder makes the corrections before closing day.

This day means we're getting closer to CLOSING DAY!
